Vernon Property Management, LLC realizes the importance of finding good and reliable tenants for your property. We understand how difficult and time consuming the application and screening process can be for a rental owner. That is why we offer 2 distinct management services to address the needs of different types of owners.
Complete Management Service:
1. Advertise your property for
the best exposure in the paper, on the web, and on our website at www.rentalsinbend.com*
2. Pre screen all prospective tenants
3. Show the property
4. Do the tenant screening, eg. check rentals references, check credit, employment, criminal
history
5. Move the tenant in and complete all of the necessary agreements
6. Maintain all of the documentation along with a detailed digital copy of the
move in condition
7. Rent collection
8. Provide detailed monthly accounting
9. Twice yearly inspections
10. Arrange for all repairs
11. Turn sprinklers on in the spring, and have them blown out in the fall
12. Arrange for lawns to be fertilized at least twice a season
13. We regularly drive by your property in the summer to insure that your lawn
and flower beds are being maintained to our
strict standards
14. Eviction proceedings if necessary
*Advertising costs are in addition to monthly
management fee
Screening and Move In Service:
Fee: $1/2 a months rent
This service is for the rental owner that wishes to do their own property management, but is not comfortable with doing the initial screening, agreements, and move in.

Move Out Coordinator:
Fee: $35 per hour
If you have recently
had tenants that have moved out, and you need help to get your unit ready to
re-rent, then we can help.
We will:
1. Do a move out report of the
current condition, along with digital photos for your files
2. Have everything cleaned out of the unit if the tenants have left anything,
and send out the abandonment paperwork if necessary
3. Hire repair people when needed
4. Hire cleaners; carpet, house, window, yard, etc. What ever is necessary to
get your property ready to go
Website Advertising:
Fee: $35 for up to 2 months
We will advertise your rental on our website, and post it on other web sites for a one time fee of $35. This includes posting digital photos, that you will need to provide us.
Inspection Services:
If you are an out of town owner, and need to inspect your rentals, but don't have the time, we will do a comprehensive inspection of your property with a full report and photos if necessary.
Questions to ask before choosing a management company:
1. What are your
rental requirements regarding pets, type of pets, smoking, roommates, etc
2. When do you start advertising and showing my property? Before tenant
moves out or only after the unit is vacant?
3. Do you allow prospective tenants to view properties without you being
present? Do you provide tenants with keys?
4. How often do you advertise in the paper? Do I have to pay for the
advertising of your company's name & logo?
5. Do you have a website? If so, how often do you update it?
6. Do you use any other online media to advertise such as craigslist? If
so, how often do you update it?
7. Do you have online applications to make it easier for tenants to apply?
8. How often do you inspect the interior and exterior of the property?
9. How many units do you manage?
10. How are you going to save me money?
These are all important considerations before choosing a company to manage your investments. Many people focus on the management fee as their only criteria for choosing a company, but there is much more to consider. We believe that how many units we manage is not as important as how we manage them. We realize the importance of your investment and we work towards getting you the most money in your pocket.
